Landlord’s Terms and Conditions

1 Services Offered We offer three main services to landlords: a) Let Only Service b) Fully Managed Service c) Guaranteed Rent Service

2. fees: please refer to our current Price Guide. Our Price Guide is available on request and contains the most up-to-date information on our fee structure for each service.

3. Landlord Responsibilities a) Provide all necessary documentation, including proof of ownership, mortgage consent, and safety certificates b) Ensure the property meets all legal requirements for letting c) Maintain adequate insurance coverage for the property d) Inform My World Estates of any restrictions on the property

4. Property Management a) For Fully Managed Service, we will conduct quarterly inspections and arrange necessary repairs b) Landlords authorize us to spend up to £200 on repairs without prior consultation c) We will collect rent and transfer it to the landlord within 7 days of receipt

5. Tenancy Agreements and Renewals a) We will prepare all necessary tenancy documents b) A Renewal fee of £25.00 applies for tenancy extensions

6. Termination of Agreement a) Either party may give 2 months' written notice to terminate the agreement b) If a landlord wishes to terminate while keeping an existing tenant found by us, a fee equivalent to 3 weeks' rent applies

7. Legal Compliance a) We will ensure compliance with all relevant letting regulations b) Landlords must provide a valid Gas Safety Certificate before the start of any tenancy

8. Deposits and Rent a) We will collect one month's rent as a deposit and hold it in a Tenancy Deposit Scheme b) The first month's rent will be collected in advance

9. Property Marketing We will market the property through our database, online platforms, and local advertising as deemed appropriate

10. Liability My World Estates will not be held liable for tenant behaviour or property damage, provided we have acted with reasonable care in tenant selection and property management

11. Changes to Terms We reserve the right to change these terms by giving two months' written notice

12.Deposits

12.1 Let Only Service

At My World Estates, we provide a comprehensive Let Only service for landlords in the West Midlands, Birmingham, Sandwell, West Bromwich, Tipton, Smethwick, Handsworth, and Handsworth Wood. Please note that we do not hold the tenant's deposit for properties under this package. The landlord is responsible for protecting the deposit by current UK regulations.

12.2 Fully Managed Service

For properties under our Fully Managed Service, My World Estates will hold the tenant's deposit, ensuring it is protected in compliance with current UK guidelines and regulations. This service is ideal for landlords in the West Midlands, Birmingham, Sandwell, West Bromwich, Tipton, Smethwick, Handsworth, and Handsworth Wood seeking hassle-free property management.

12.3 Deposit Protection

We ensure that all tenant deposits are protected in a government-approved tenancy deposit scheme within the legally required timeframe, providing peace of mind for landlords and tenants across the West Midlands and Birmingham areas.

12.4 Deposit Disputes

In the event of a dispute regarding the return of the deposit at the end of the tenancy, all parties (landlord, tenant, and My World Estates) must agree before any portion of the deposit can be released. The dispute will be escalated to the relevant deposit protection scheme if an agreement cannot be reached. We will follow the dispute resolution procedure set out by the deposit scheme to resolve the matter. The decision made by the deposit scheme will be final and binding on all parties.

12.5 Deposit Deductions

Any proposed deductions from the deposit must be supported by appropriate evidence, such as check-in/check-out reports, invoices, or quotes for remedial work. This ensures transparency and fairness for both landlords and tenants in the West Midlands, Birmingham, and surrounding areas.

12.6 Deposit Release

e strive to facilitate the prompt return of the deposit (or the undisputed portion of it) to the tenant within the timeframes specified by the relevant deposit protection scheme. This commitment helps maintain trust and satisfaction for all parties involved in the tenancy.

12.7 Landlord Responsibilities

Landlords must provide us with accurate and timely information regarding any potential deposit deductions to ensure compliance with deposit protection regulations. This cooperation helps us maintain a smooth and efficient process for protecting and managing tenant deposits.

h) Third-Party Services: Where we recommend or instruct third-party contractors (e.g., for maintenance or safety checks), we do so in good faith but cannot guarantee their work or be held liable for any failings on their part.

i) Market Conditions: We cannot be held responsible for changes in the rental market that may affect the letting of your property.

j) Data Protection: We comply with current data protection regulations but cannot be held responsible for any data breaches that occur outside of our control.
